We used HANDA LAW for the purchase of a condo, and while the digital process was convenient and she was pleasant to deal with, unfortunately, we were left very disappointed by a significant oversight. The condo had tenants at the time of purchase, and our clear intention was to move in after the lease ended. However, after the transaction closed and we were preparing to notify the tenants to vacate, we unexpectedly learned—through sources other than our lawyer—that we were required to serve an N12 notice and pay the tenant one month's rent. This came as a complete surprise and was never mentioned by the lawyer during the process. When we asked for clarification, she stated that she is a real estate lawyer, not a landlord-tenant specialist, and claimed she was unaware of our intent to move in—even though that was always part of the plan and was mentioned before . Had we known this legal requirement in advance, we could have negotiated with the seller to share the cost. This lack of information felt like a serious gap in professional responsibility, and it ultimately cost us financially. While some parts of the service were handled smoothly, this key omission has unfortunately overshadowed the overall experience.
